Project Overview

When a blocked sewer line threatened to disrupt operations at one of Sydney Harbour's most storied venues, New England Constructions turned to Pipe Management Australia (PMA) to deliver a solution. The challenge was not just technical, it demanded creative logistics, precise planning, and a team experienced enough to execute under real-world pressure with zero margin for disruption.

It was this very expertise, building and upgrading facilities while they remain fully operational, that brought them to the Royal Motor Yacht Club of NSW. And it was that same operational complexity that required PMA's involvement.

About the Venue

The Royal Motor Yacht Club of NSW (RMYC) is one of Australia's most prestigious waterfront institutions. Founded in 1905 as the Motor Boat Club of New South Wales, the second motorboat club established in the British Empire, the Club has occupied its current home at 21 Wunulla Road, Point Piper since 1910. In 1927, King George V bestowed the 'Royal' prefix, recognising the Club's status as the largest of its kind in the world at the time.

 Today the RMYC operates a world-class marina facility, restaurant, bars, heated pool, and function spaces, all set against the backdrop of Sydney Harbour at Point Piper, one of the city's most exclusive addresses. With members, guests, and marina users active throughout the week, maintaining uninterrupted operations is not optional, it is a fundamental expectation.

Challenges

This project presented a convergence of access, logistical, environmental, and operational challenges:

No road access or on-site parking

The work site was located four levels below street level with no viable road access for heavy specialist vehicles, and no parking available within the Club precinct. Conventional truck deployment was simply not an option.

 

Access by water only, a 2-hour barge journey

The sole route to the work site was via Sydney Harbour. PMA in conjunction with New England Constructions co-ordinated the transport of two NDD units and all associated equipment by barge from Woolwich, a two-hour harbour journey each way. Prior to the barge docking, several vessels had to be relocated from the marina and a finger wharf repositioned to create safe berth access.

Confined, complex work environment

Once on site, the team faced an extremely tight working area with multiple services in proximity. Tidal influences required careful water ingress management, and sandy ground conditions necessitated shoring of the excavation zone. The Club's normal pedestrian activity continued throughout, requiring constant safety awareness and coordination with site management.

Mid-project waste reclassification

Upon commencing excavation, oil was discovered within the waste stream, triggering an immediate reclassification of waste materials. This required rapid on-site testing and classification to ensure regulatory compliance, with the potential to cause significant project delays.

The PMA Solution

PMA worked closely with New England Constructions to develop a detailed programme of works built around tidal windows, weather forecasts, and the Club's operational requirements. Two vacuum excavation units were transported to the work site by barge along with 60 metres of vacuum hose, an extension lance, and full confined space equipment, everything needed to safely execute the scope regardless of conditions.

Key elements of the PMA approach included:

  • Tide and weather-based scheduling to optimise safe barge access and on-site conditions
  • Pre-arrival coordination to clear marina berths and reposition the finger wharf for barge docking
  • Rapid set-up on arrival, all hands-on deck to ensure works commenced on schedule
  • Shoring of excavation zones to manage sandy ground conditions and maintain a safe work area
  • Immediate waste stream testing and reclassification when oil was detected, with minimal project downtime
  • Strict confined space protocols and continuous management of pedestrian movements throughout

PMA's trained operators and specialist equipment enabled the team to safely excavate down to the precise location of the pipeline blockage, giving the client full visibility to investigate and rectify the root cause.

Over 11 tonnes of waste material were safely removed from the excavation zone across the two-day programme. Works were completed within the expected timeframe a significant achievement given the complexity of barge logistics, tidal planning, and mid-project waste reclassification. The Club remained fully operational throughout, with minimal disruption to members, guests, or marina users.

 New England Constructions is now able to proceed with their construction programme, with the blocked pipeline fully exposed, investigated, and ready for rectification.
